Charles Poag Realty is a single-principal residential and commercial brokerage based in Owosso. When a client calls, they reach Charles directly — not an inside sales desk, not a team lead, not a regional office. The intake conversation, the market analysis, the contract negotiation, the closing-table review — same person throughout.
The service area.
Owosso, Corunna, Ovid, Durand, Chesaning, Burt, and the rural townships between. Shiawassee County is a relationship market: listings move on pricing, preparation, and the right introduction between seller and buyer. Trying to force the pace with urgency theater doesn't work here. The work is knowing the inventory, knowing the people, and being available when the phone rings on a Sunday evening.

USDA rural-development loans, FHA, VA eligibility, earnest money, title commitments, inspection contingencies, closing disclosures: all walked through in the order they actually happen, never assumed away.
Sellers get a straight read on pricing and presentation before the sign goes in the yard. Commercial inquiries — flex-space shops, land, multi-family — receive the same fiduciary standard as residential. Owner-operators taking over their own building work with the same person from search through funding.
The broker-owner difference.
At a franchise office, the agent across the table may not control every term they can negotiate; a regional manager often has the final word on pricing strategy or co-broker decisions. Charles Poag Realty is structured differently. The broker owns the firm, which means every decision in a transaction is Charles's to make in real time — usually during the same conversation that raised the question.
